Pre-Purchase inspection

As certified Montreal inspectors, we are trained to examine your building and identify any problems it may have. The inspection is based on all visual signs of all accessible areas. We do not open walls or move furniture. We inspect and report on all the components that are normally accessible for maintenance.

Following the inspection, you will receive a detailed report with full of pictures, description of each system of the building, all defects and what would be the next step.

The exact estimate of any repairs should be referred to its own specialist, and it varies depending of each contractor and type of materials you choose, however, we can help you with a roughly estimate of the cost.

We strongly recommend you to be present during the inspection and follow us. It would be great learning experience, except going up the ladder or on top of the roof.

The inspection process;

We usually start from exterior.

We go around the building checking for the condition of the foundation and cracks, all exterior doors and windows, slope of the land, gutters, decks, patios, walkways, driveways and the exterior covering such as bricks, stone, sidings and their conditions.

Next step is the roof.

Whenever is possible, we climb up the ladder and go on top of the roof to have a better judgement on its condition, and whenever the height or the weather doesn’t allow us, we get as close as possible to the edge and inspect the roof with binoculars. We check for any deficiencies on the roof covering, chimney, skylights, valleys, flashings, etc.

(We pay close attention to all the vulnerable areas that are prone to water infiltration.)


Now the fun part… interior.

Room by room; kitchen, bathrooms, bedrooms, basement, crawlspace, walls, floors, ceilings, doors, windows, faucets, vents, outlets are being checked. The interior portion of the foundation and structure will also be checked from the basement or crawl space. Water stains or traces of water infiltrations are always a big concern and would require more investigation. (That’s where the infrared camera and moister detector becomes handy). Floor leveling would be measured along with other signs of settlements.

Whenever is necessary, we use our thermal camera (infra-red camera) for further investigation. Thermal camera is an advance technology device that forms an image using infra-red radiation, similar to a common camera that forms an image using visible lights. But, instead of the 450-750 manometer range of the visible light camera, infra-red cameras operate in wavelengths as long as 14,000 nm. In other words, infra-red camera is able to see things that normal eyes cannot see.

The plumbing system would be examined for the type, deficiencies of the pipes and for leaks…both the supply and the return. Hot water tank, main entrance and shut off valve will be checked for deficiency and leaks along with water pressure and proper drainage system.


Electric system includes outlets, switches, type of wiring and off course the main panel. Whenever is possible and safe, we open the main panel to verify all the connections inside. The main panel is the brain of the electrical system.



The heating and the cooling system also would be inspected for functionality, deficiencies and off course for safety hazards. (Depending of the type of energy source; whether is electrical, gas or oil, different cautions should be taken.)



And last, but not least, the attic.

Attic is probably the only place that most home owners never visit. Whenever there’s an access, we go into the attic to check for roof structure, any leaks, insulation, soffit and ventilation.



By the end of the inspection, you should have a pretty clear idea of the condition of your building, but we still give you a brief resume and answer any questions you may have to make sure you understand everything.

The report will be given to you shortly after, usually on the same day or by the next day the latest, in the language of your choice, English or French.
